Schematic Design & Programming

Design Development
All systems are designed in detail — MEP, structural, exterior envelope. We coordinate consultants and catch conflicts before construction.
Construction Documents & Permitting
Full permit set submitted to the city. We manage the permit process, respond to comments, and track approval timelines.
Bidding & Contractor Selection
We solicit competitive bids from pre-qualified subcontractors, level the bids, and recommend selections based on value and fit.
Contract Execution & Insurance
We draft subcontractor agreements, verify insurance certificates, and establish project controls before breaking ground.
