How We Build Your Luxury Home

A proven 12-phase construction management process — from first consultation to certificate of occupancy.

Building a luxury custom home in Miami takes 18–36 months and requires mastery of Florida's permitting ecosystem, FEMA flood rules, and high-end trade coordination. Our 12-phase process gives you visibility and control at every step — and a named point of contact for every decision.

1

Initial Consultation & Vision Alignment

We meet to understand your vision, budget, and timeline. We assess site constraints and feasibility before any dollar is committed.

2

Site & Due Diligence

We review surveys, zoning codes, flood maps, HOA rules, and utility access. We identify all risk factors before you close on the land.

3

Design Team Assembly

We help select the architect, interior designer, and structural engineer that match your project type and aesthetic goals.

4

Schematic Design & Programming

Architect produces concept drawings. We review for constructability, code compliance, and cost efficiency at each iteration.

5

Design Development

All systems are designed in detail — MEP, structural, exterior envelope. We coordinate consultants and catch conflicts before construction.

6

Construction Documents & Permitting

Full permit set submitted to the city. We manage the permit process, respond to comments, and track approval timelines.

7

Bidding & Contractor Selection

We solicit competitive bids from pre-qualified subcontractors, level the bids, and recommend selections based on value and fit.

8

Contract Execution & Insurance

We draft subcontractor agreements, verify insurance certificates, and establish project controls before breaking ground.

9

Construction Administration

We manage daily site operations — schedule, budget, quality, and safety. Weekly reports keep you fully informed.

10

Inspections & Quality Milestones

We coordinate all required inspections and conduct our own quality reviews at every critical phase of construction.

11

Final Finishes & Punch List

We conduct a thorough punch-list walkthrough, coordinate trades for corrections, and verify every item is resolved before occupancy.

12

Certificate of Occupancy & Closeout

We obtain the CO, compile all warranties, as-built drawings, and manuals into a homeowner package, and hand over the keys.
